EPC Certificates
Energy Performance Certificate (EPC)
An Energy Performance Certificate rates how energy efficient a property is, from A (most efficient) to G (least efficient), along with practical recommendations for improving its rating.
You'll need a valid EPC whenever a residential property in England, Wales or Scotland is sold, let to new tenants, or newly built. Once issued, it stays valid for 10 years and is lodged on the national EPC register.

EICR Reports
Electrical Installation Condition Report (EICR)
An EICR is a thorough inspection of a property's fixed electrical installation — wiring, sockets, switches, the consumer unit and earthing — checked against UK wiring regulations (BS 7671).
Landlords in England must have a satisfactory EICR carried out at least every 5 years, or sooner if a previous report recommends it. Homeowners aren't legally required to have one, but it's a sensible check every 10 years, especially in older properties.

Gas Safety Certificates
Gas Safety Certificate (CP12)
A Gas Safety Certificate, often referred to as a CP12, confirms that the gas appliances, pipework and flues in a property have been checked and are safe to use.
If your rental property has any gas appliances, the law requires an annual safety check by a Gas Safe registered engineer, with a copy of the certificate provided to tenants within 28 days of the check — and to new tenants before they move in.

PAT Testing
Portable Appliance Testing (PAT)
PAT testing involves a visual inspection and electrical test of portable appliances — kettles, microwaves, lamps, chargers and more — to confirm they're safe to use.
While not always a strict legal requirement for private homes, landlords of HMOs, holiday lets and furnished properties, along with offices and businesses, are expected to keep electrical appliances safe under general health and safety law. Regular PAT testing is the simplest way to demonstrate that.
