What is an EPC and do I need one?
An Energy Performance Certificate (EPC) rates a property's energy efficiency from A (most efficient) to G (least efficient). You need a valid EPC whenever a property is sold, let to new tenants, or built — and it remains valid for 10 years.
How long does an EPC assessment take?
Most domestic assessments take between 30 and 60 minutes, depending on the size and layout of the property. Your assessor will look at insulation, heating, windows and lighting to calculate your rating.
How often do I need an EICR?
Landlords in England are required to have the electrical installation in a rental property inspected at least every 5 years, or sooner if recommended in a previous report. Homeowners aren't legally required to have one, but it's good practice every 10 years.
Is a Gas Safety Certificate a legal requirement?
Yes. If your rental property has gas appliances, pipework or a flue, landlords must have them checked every 12 months by a Gas Safe registered engineer, and provide tenants with a copy of the certificate (also known as a CP12).
